Property Management Committee

This committee was formed in 2003 and is responsible for identifying and implementing needed repairs to the Church and Rectory. The Committee works closely with the Finance Committee and Our Pastor who has ultimate responsibility for Parish expenditures. Our Church was built in 1904 and we strive to keep it in good operating condition. There are two categories of expenditures that are dealt with via this committee:

Yearly upkeep tasks - Lawn mowing, snow removal and yearly inspections of the fire alarm and fire extinguishers.

Project Examples - installation of the chimney liner, chimney repair, re-pointing of the brick on the West Side of the church, replacing of a pump in the furnace, replacement of a sump pump in the basement and the installation of the railing at the front of the altar.

Church and Rectory repairs 2021

There were two issues with the Church and Rectory when work began in April, 2021.  In the Church, during heavy rain, there were 3 visible water leaks: one around the large west side window, another around the front left pillar and another around the pillar at the Church entrance. In the Rectory there was a severe leak around the chimney which pooled water on a plastic catch bucket in the attic. The second issue involved replacing a 10 foot piece of rain gutter which had broken away from the Rectory during a storm last January.

The priority was to repair the Rectory chimney and replace the rain gutter.

The Chimney was in much worse condition than expected.  A new cap was built on the chimney and the top of the chimney had to be re-pointed. Brick replacement and re-pointing had to be done in the attic. We needed a crane to complete the Rectory repairs. The smaller crane cost $1,000.00 per week.

Once the Rectory repairs were completed, we used the crane to do a visual scan of the Church. There were numerous potential areas that could be the source of the water leaks in the church.  These included:  deteriorated caulking around the windows and worn-out compound between the granite and sandstone. A hole (about12 inches square) was found in one of the shingled areas open to rain and snow.  Fortunately, new singles were installed which should extend the life of the roof.

The cost of these repairs on the Rectory and Church amounted to $21,418.75. ($3,600.00 for the crane, $1,925.00 for equipment and materials and $13,100.00 for labour).

Repair was also needed on the tower. If you look up to the north west corner, you will see a difference in color in the copper covering.  A piece of the original copper had blown off sometime last winter. After close inspection it was found that the wood behind the copper was rotten and the entire copper band had to be rebuilt. Leaving the copper band without repair presented a safety issue as further pieces of copper could fall at any time particularly during the winter.  A larger crane ($3,000.00 per week) was needed to reach the top of the tower. Most of the work was subcontracted to Dowd Roofing who had the tools to bend a new piece of copper needed to replace the piece that had blown away. The new piece of copper will oxidize with time to the same color as the original.  The cost of the tower repair was $11,622.00.
